The door can cycle fine while the wood around it is soft. That is carpentry. Springs, cables, tracks, openers, and panels are a garage-door company. Mixing those quotes wastes a visit.

Handyman-scope wood versus a door tech

Side jambs, head jamb, exterior trim, and interior stop molding are wood. Spongy wood at the slab, peeling paint, and dark stain at the base are inspection notes. Binding that started after the jamb swelled can be a wood problem. Grinding, a bang, or a door that will not lift is opener and spring territory.

If mounting hardware has pulled through a failed jamb, the wood has to be sound before anyone resets the hardware. That may be two trades in sequence. The matched professional writes which part is carpentry and which part is a door company.

Jamb, trim, stop

Rotted jamb: water at the slab joint. A short bottom cut-out with a scarf is one scope. A full-height board is another.

Split trim: sun and sprinkler spray on finger-jointed pine. Recaulk versus board replacement are different lines.

Stop molding: the door closes against it. Missing stop is a seal and pest path. It is still not a spring job. There is no verified “under an hour” labor.

Dry rot and termites show up at soil-contact jambs in older stock. Coastal moisture cycles feed fungal decay in wood that stays damp, not soaking. That is biology, not a 8–10 versus 20-year maintenance calendar. Dry rot repair is the related service family. A mud tube on the back of a jamb is a pest observation for the pro, not a license for this brand to treat termites.

Paint and caulk after the wood is sound

Prime bare cuts. Exterior acrylic in satin or semi-gloss is a common finish choice. Product selection is the painter’s. Joints at wall, trim, and slab need a flexible exterior bead. See the caulking guide. A “10-minute sealer on the back face” is not a timed guarantee.

Cost

Fix Pro San Diego does not publish a stop, scarf, or both-side menu. Ask for linear feet of rot, paint yes or no, and stucco patch if the exterior skin is opened.
