Most San Diego homeowners notice weatherstripping only after a draft or a dusty sash track. The seals on moving doors and windows are a different job from fixed caulk joints. This page stays on the moving joint.

What the climate actually does to seals

UV and salt air are hard on foam, vinyl, and adhesive. West- and south-facing entries take more sun than a shaded north door. That is a geometry fact, not a published hours-per-day schedule or a ranked “number one” failure cause for the county.

There is no verified four-to-seven-year lifespan for every exposed door, and no ten-year inland guarantee. Photograph cracked foam, compressed pile, corroded sweep carriers, and daylight at the closed leaf. Let the pro date the failure from the parts on this opening.

If the door also rubs or misses the latch, fix alignment first. New magnetic or foam seals wear fast on a door that no longer closes flush. See sticking door checks.

Product families, not a shopping score

Door sweeps seal the bottom to the threshold. A sweep that drags hard will wear. A sweep that misses the sill will leak. Height is a measurement, not a brand promise.

Kerf-in V-strip locks into a slot in the stop. It does not rely on adhesive. Cutting a clean kerf is carpentry. It is not an automatic DIY-safe step.

Adhesive foam tape is easy to apply and often the first to flatten or peel on a hot, sunny face. Manufacturer instructions govern surface prep. There is no verified two-to-three-year outdoor life that applies to every tape.

Magnetic seals need a flush close. They belong on doors that already latch square.

Windows use smaller profiles. Vinyl pile on sliders can look intact while the brush is worn to a nub. Open-cell foam can hold moisture. Silicone bulb is more water-resistant than open-cell foam. Hardware-store per-foot prices change. Ask the seller for the current tag if you are buying parts yourself. Fix Pro San Diego does not sell weatherstripping.

The caulking and sealing service page is for fixed joints between frame and wall. Weatherstrip the moving gap. Caulk the fixed gap. Do not treat them as one line item unless the written scope says so.

Air leak versus water at the opening

Air leak clues: a draft at a closed door, dust inside a slider track, a room that stays warmer near the front door while the rest of the house is cooler. Those clues do not prove an energy-bill cause.

Water clues: staining or soft wood at the interior jamb after rain, a spongy threshold, bubbling paint on the interior jamb, a visible gap between exterior trim and siding. Water at the frame often needs carpentry or door repair, not tape over a rotten sill.

How to compare quotes without a brand price list

Ask each pro to name:

  • Which openings are included
  • Sweep, kerf, pile, or magnetic product
  • Whether alignment is in or out of scope
  • Who supplies parts

If glass is fogged or a sash will not open, that is window repair, not a weatherstrip-only ticket.

Temporary foam or a fabric draft snake can reduce indoor drafts. They are not a water-tight repair.

Ready for a quote

Hand the list to a pro when several exterior doors share failed seals, water has reached the jamb, or the door must be adjusted before a new seal will seat. Fix Pro San Diego matches you with licensed, independent local pros and performs no sealing work. Call (858) 400-4611.
